Most inspections take three to four hours to complete. We offer a convenient digital multi page report that includes embedded photographs of the areas of concern. Our reports are broken down into the various systems and structural areas that make up most residential properties and include:
- Central Heating System
- Air Conditioning System
- Electrical Distribution System
- Plumbing System
- Roof and Attic
- Walls, Ceilings and Floors
- Foundations and Basement
- Appliances and Miscellaneous
Each system or structural component is rated to be in one of the following categories:
- Satisfactory – Should cost you nothing other than fuel and normal maintenance for the next two years.
- Marginal – Will likely require repair and/or replacement over $250.00 in value within the next two years.
- Unsatisfactory – Requires repair and/or replacement over $250.00 in value immediately.
- Unsafe – Items deemed to create a significant risk of bodily injury in normal day-to-day use.
The way we see it, the unsatisfactory-rated items are the ones you must negotiate with the seller. You may ask that the seller make the needed repair or ask that the price of the home be lowered by the approximate value of the needed repair (enabling you to afford to have the repair made after settlement). The marginal-rated items are the ones you will likely have to budget for over the first two years following your inspection, as most sellers will not negotiate on items that have not yet failed. Our inspectors gladly provide oral ballpark estimates for needed repairs at the site. This is another important reason for you to be at the site for your inspection.
We expect all customers who reside within the state of Maryland to sign the Maryland Mandatory Disclosure Form. In addition to the Maryland-mandated disclaimer, you will find a list of the qualifications of your inspector. There is also an Inspection Agreement that will need to be reviewed and signed prior to the release of the Inspection Report.
